🧭 Summary & Opinion

Overall: September 2025 shows a balanced-to-soft market for most apartment segments and a firmer tone in townhouses, especially in Coquitlam.
Sales-to-Active Ratios (SAR) in the teens (10–19%) generally indicate balanced conditions, with Port Coquitlam apartments the relative standout (~24%) and Port Moody apartments the slowest (~10%).
Days on market are longest for apartments in Port Moody (39–45), while Coquitlam townhouses move quicker (21–27), supported by selling near 98% of list.

For Buyers: You’ll find more negotiating room in apartments (mid-90s % of original price) and the most selection in Coquitlam. Pre-approval is key; use the affordability and payment tools on my Buying page to set a confident range.

For Sellers: Well-priced homes are still selling near list, particularly townhouses (97–98%). Focus on pricing strategy within recent comps, strong presentation, and be prepared for typical DOM windows (3–6 weeks for most segments).
